Once the leasing contract has been signed and the keys have been handed in to you, you will have the possession of the property.
Doubts can be very varied, but some of those first doubts that you will encounter are explained below.
2. Supplies’ register
New Construction Flat
A copy of the certificate of occupancy and the official bulletin will be given to you. So you can hire with the lighting, water and gas supply company.
The property does not have the obligation to deliver registered supplies neither you to keep in force after termination.
Normally the previous tenants have terminated their supplies' contract, although they might have not done it. In fact you will have to register it with a copy of your lease, a copy of the certificate of occupancy which was given when you signed the contract.
The property and this Administration disclaim any responsibility for the contract status of previous supplies in housing, because it is independent contractual relationship between a tenant and a supply company.
Second-hand flat with furniture
We will have delivered a copy of the certificate of occupancy and supplies' receipt, so you can set up direct debit to your account. Or we will have notified that the property will proceed to attend the supplies’ receipt and you will have this cost included in your next rent receipt.
You cannot modify the actual supplies without owner authorization.
We recommend: You cannot move to the new flat until supplies have been registered.
3. Adequacy of housing
You have seen the property with our salesman and you have accepted the flat status in return for a monthly rent that has been agreed together with the owner.
This monthly rent will be consistent with the flat's condition and with the flat repair's necessities.
If the flat needs reparations, the monthly rent can have some gap in next receipt.
We recommend: to check all elements of the flat when you move in. If you see something damaged please let us know by sending an email with pictures.
You have the obligation to keep the flat in perfect condition doing periodic checks necessary for the proper use of their facilities and notify the lessor any damage or damage that occurs on his property.
Otherwise, you could be held responsible for worsening the damage.
We recommend: Always notify, in writing and without delay, any detected damage in the property. 5. Repairs
As a rule, regular repairs due to normal use of the property are paid by the tenant. Among them we can mention: the repair or replacement of a leaky faucet or closures windows.
The owner must make repairs involving the preservation of housing in the living conditions necessary for its proper use.

We recommend: If the home needs some repair call us and our staff will advise you how to act at all times.
6. Notice of termination
When you have decided to leave the rented property you must notify us in writing at least 30 days before, if in the contract was not specified another period.
When you notify us the rescission of the contract we will explain you how you should proceed.
Remember to leave the flat in perfect condition and having repaired all damages that might have occurred during your stay.
The property must be delivered in perfect condition and having attended all accrued rent receipts. If not you can loose all or part of the amount deposited as security or face a legal claim for damages.
